Serene Hills

Douglas Hunter is the operating partner in the development of Serene Hills @ Lakeway, a 456 acre mixed use master planned community consisting of over 338 single family residential lots, approximately 40 acres of commercial/neighborhood retail and about 350 multi-family units on approximately 34 acres. The partnership acquired the land and has been constructing common infrastructure consisting of Serene Hills Blvd., water service through the site and wastewater service. Construction started in 2012 on the first section of lots.

Builders who have committed to lots in the first section are Bellaheim Homes, Brohn Homes and Sitterle Homes.

The project is expected to be a 5 year development. The business plan and financial model contemplate a full build-out of the single family lot component of the development, while the multi-family and commercial tracts will be sold off as unimproved land parcels. HEB Grocery Co. has already acquired 30 acres of the commercially zoned property.

The land is currently zoned and platted with a General Development Plan approved by the City of Lakeway and has been annexed into Lakeway. This tract will have a new intersection to be built @ Hwy 71 and Serene Hills providing the new gateway to the Lakeway community. Water and wastewater are provided by Wastewater District #17.
